The statistics below include all Dane County single family home and condo sales recorded in the South Central Wisconsin MLS database from January 1st through December 31st, 2017. In each case we compare our home-selling statistic against the MLS average for Dane County, Wisconsin.  

On average our listings sell for a much higher price and two weeks faster than the typical MLS listing.

On average our properties sell within 1% of the original list price. The average MLS listing sells for 3% under the original list. That's because many average listings undergo one or more price reductions before they sell. At Mad City Dream Homes, most of our listings sell without any price reductions at all, and many of our listings sell at or above the original full list price. In 2017, 53% of our listings sold for at or above the original list price.   

Our sellers net a 2% higher sales price compared to the average MLS seller. For a $300,000 home, this amounts to a savings of $6,000.

The "days on market" is the number of days that pass from the listing date until the accepted offer date. On average our clients receive an accepted offer in just over 3 weeks compared to the MLS average of over one month. We save our clients two weeks of marketing time compared to the average MLS listing. 

Note most of our listings sell in well under 3 weeks, specifically:

  • 40% of our listings sell within 1 week. 
  • 64% sell within 2 weeks. 
  • 74% sell within 3 weeks.  

Hot Listings vs Cold Listings

"Hot listings" fetch higher market prices than "cold listings".

Hot listings are aggressively-marketed and properly-priced homes that sell quickly and without price reductions. Hot listings generate a strong buzz as soon as they hit the market. They motivate multiple buyers to compete for a home.

Cold listings are under-marketed and over-priced homes that sit on the market. A cold listing fails to take advantage of the time when buyers are most curious about a home - at the beginning of the listing. Many cold listings undergo multiple price reductions before they sell.
